Frequently Asked Questions

A 50% deposit is required within 7 days of booking confirmation to secure the requested dates. Payment of the deposit is acceptance of these Terms and Conditions.

50% of the deposit will be refunded if cancellation of the booking is made more than 60 days before the booked arrival date. For any cancellation less than 60 days before the booked arrival date the deposit will be non-refundable.

For bookings in low season the balance is payable any time before or on arrival in cash. In high season the balance must be received 30 days before the booked arrival date.

For all bookings a minimum stay of 2 nights is required.

Payments can be made in US, Singapore or Aus $, £ sterling or Euro by electronic transfer, with all associated charges and fees to be covered by the guest.

The published accommodation rates include all taxes but attract an extra 5% service charge which will be given to the staff.

Arrival – check-in time is from 2pm onwards unless an alternative time is arranged in advance.

Departure –. Check-out time is 10am unless a later time is arranged in advance. At check out the Villa should be left in the same state as on arrival – any damage that has been caused or extra cleaning that is necessary will be charged to the guest.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Any extra guests not agreed with in advance will either attract the fees stated in the tariff or will be refused admission at the owners discretion.

Guests 18 years and under must be accompanied by a parent or guardian, +25 years of age for the full duration of the stay.

Pets are not allowed in the villa but please note that the owner has dog which occasionally visits. If you do not like dogs please let us know before hand and we will ensure she is kept away.

Smoking is not allowed inside the villa.

Loss – the owners take no responsibility for the tenant’s personal property, injury, sickness, additional expense or inconvenience that is directly or indirectly as a result of use of the property, plumbing, gas, electrical or otherwise, including exceptional weather conditions.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
